1. De-personalise

2. De-clutter
the space

3. Create Ambience

First impressions are everything. It's those first few seconds to take in the noir of a home, creating a connection and an affiliation with the place. Does everything need to fit and be cohesive? Or is it the things that stick out and draw your attention?

Finding that happy medium is so important and sometimes getting a professional stylist isn't in the marketing budget so we sat down with the director / designer of Cordony Designs to give us a few ways to make effective adjustments to your home before a sale.

Cordony Designs finds the best ways to pinpoint what changes are going to improve a properties value before it enters the market.

1. Remove and replace family photos and personalised items to allow the new buyers to picture themselves in the space.

Khalia explained that a major part of the styling process is depersonalising the home, taking things away like family photos and other special items that could make potential buyers disconnect.

"This helps the buyers envisage their own personal items in the home without having too much existing taste in the property."

This can also be things that you wouldn't really expect to be immediately detrimental to the sale like a bold feature wall or powerful piece of art. The whole process should aim towards evoking feeling from the buyer rather than leading them into imagining another family living in the space.

2. De-Clutter and remove items that make a room feel too crowded.

If hiring a company to come and make renovations and alterations isn't an option there's always a few ways to genuinely highlight areas of the home. De-cluttering the home and making minor alterations to furniture by adding a throw or new pillow cases. With addition of items like flowers and scented candles to add a fresh dose of colour that can make all the difference.

"De-cluttering brings new life into the home by freeing up forgotten space and gives way to new styling opportunities."

Removing items that may be chipped, broken or damaged such as old magazines and books. Also taking out things like old toys, electrical items and home appliances frees up a lot of space on kitchen counters and table tops. This creates opportunities to make minor alterations to furniture by adding a throw or new pillow cases.

3. Create an ambience that generates a feeling of comfort.

Knowing what additions to make is the hardest part and knowing which ones will make the best effect is so important.
"Its about creating an ambiance in the house with simple things like flowers and candles. It makes such a difference; it produces such a warmness in the house as they walk in. Just building a bit of feeling in the home that can easily be done by the home owner."
